Reliability Engineer to join our team! ? In JLL Work Dynamics our

matter expert you will be supported in achieving external
qualifications and becoming globally recognized in RAM. This
exciting opportunity is responsible for providing reliability
engineering support for operations and maintenance of buildings,
infrastructure, and equipment assets. In coordination and full
collaboration with the Engineering Services Reliability & Asset
Management COE, the Reliability Engineer is responsible for
implementing a strategic asset management plan to integrate clients
existing systems including building automation, energy management,
maintenance programs and life-cycle asset management approach.
Develops analysis methods to determine reliability of components,
equipment, and processes in accordance with JLL’s enhanced
Reliability & Asset Management program. Acquires and analyzes data
from connected systems and continually improves maintenance program
strategy to meet outcomes-based performance measures. Conducts
ongoing maintenance maturity assessments to assure progress to
plan. Oversees root cause failure analysis (RCFA) of equipment
failures to determine the required corrective action for the
situation. Consideration will be given to the cost limitations for
equipment uptime/downtime, repair/replacement costs and weight,
size, and availability of materials/equipment. Determines cost
advantages of alternatives and develops action plans that comply
with internal/external customer demands for reliability
processes/equipment to avoid failures. Position Responsibility of
ESSENTIAL FUNCTIONS: Recognizes that assignments are broad in
nature and require appreciable originality and ingenuity to
complete them and considerable latitude for un-reviewed actions or
decisions. Asset Management Works under general direction of
Engineering Services Reliability & Asset Management platform for
instruction in deploying client’s strategic asset management plan
with matrix reporting back to the clients lead engineer (FM).
Integrates data from BAS, automated fault detection diagnostic
engines, maintenance programs, and capital planning processes to
develop life-cycle analyses and recommendations for repair vs.
replacement decisions. Support all efforts in the execution of site
level Asset Management & Reliability programs and processes to
effectively increase machine/facility system reliability and
compliance. Conducts program and system/equipment audits on a
periodic and as needed basis. Audits will generally be focused on
safety, regulatory compliance, maintenance effectiveness, cost
savings, and energy conservation. Supports JLL operational
compliance program and follows company safety and health guidelines
and other company policies. Coordinates the use of other engineers,
technicians, and third-party resources to accomplish the objective
of cost-effective Asset Management & Reliability improvements for
maintenance and projects. Reliability Engineering Equipment
preventative maintenance (PM) task creation and management for
continuous improvement and PM optimization. Responsible for ranking
the criticality of the assets under their care, typically using
Reliability Centered Maintenance approaches, and for defining the
proactive maintenance approaches that are cost-beneficial to the
business. Create and conduct Reliability studies, as well as
understanding drawings and schematics. Create risk mitigation
strategies for critical assets that can be deployed across the
asset portfolio Investigate new technologies for reliability
improvements Considers impact of costs on recommended action plans
for avoiding/correcting problems during the design phase or
remedial action for correcting reliability problems on installed
equipment; performs root cause failure analysis to help prevent
failures. Facilitates/supports operational event and equipment
failure investigations to ensure that the root cause/causal factors
have been identified, corrective actions prescribed, and follow-up
monitoring conducted as applicable, to determine effectiveness.
Condition-based Maintenance Understanding of moving and rotating
equipment such as pumps, motors, gearboxes, conveyors, etc., from
an operations and maintenance perspective, mechanically and
electrically. Experience w/ predictive maintenance technologies
including, but not limited to, vibration analysis, oil analysis,
infrared Thermography, ultrasound, and motor current analysis.
Plans and performs engineering operations, monitors operations
center systems, RCM program implementation, process engineering
assignments, root cause failure analysis, incorporation of
condition-based maintenance (CbM and predictive testing and
inspection (PT&I) technologies and conducts equipment condition
assessments. Identify and manage system of continuous improvement
to ensure resolution to chronic “bad actor” equipment. Experience
with Root Cause Analysis, Equipment Criticality Ranking, PM/PdM
optimization, Defect Elimination, and/or Failure Modes and Effects
Analysis. Workflow Management Maintain complete and accurate
records/plans within computerized maintenance management system
(CMMS) related to equipment, specifications data, BOM, failure
history, etc. Develop and maintain “Key Performance Indicators" of
equipment reliability. Ensure that the appropriate Maintenance and
Reliability metrics are in place throughout the site,
(planned/unplanned work, planning/scheduling metrics, cost metrics,
MTBF, replacement asset value, etc.). Ensure equipment history is
maintained and analyzed for future trends Actively collaborate with
Maintenance and Planning groups Capital Asset Renewal/Capital
Planning Execute multi-discipline facility condition assessments
across multiple labs, manufacturing, office, and distribution
locations in the Americas. Inspect and document and prioritize
asset and field conditions to evaluate remaining useful life.
Document findings in detailed written report and database format
Compile and prioritize portfolio wide findings for client capital
planning and lifecycle asset management programs Supports
commissioning activities for all upgrade, renovation, and
construction projects which may include, but is not limited to, PM
job plans, reviews for maintainability, critical spares,
documentation, etc. Performs other work as assigned. Experience: BS
in an Engineering discipline, mechanical or electrical preferred.
Five to 10 years’ experience implementing RCM, CbM/PdM methods,
operating building automation and energy management systems, and
thorough understanding of asset management, data analytics, and
capital planning approaches. Experience with building automation
systems and automated fault detection & diagnostics with
integration of connected systems Experience in critical/ regulated
environments preferred (data centers, laboratories, manufacturing
environments, automotive, petro-chemicals, pharmaceuticals etc.)
Extensive knowledge of mechanical, electrical, plumbing and fire
suppression systems. Extensive knowledge of commercial, critical,
manufacturing, labs, or distribution facility types required.
Ability to use variety of Computerized Maintenance Management
Systems and IT tools Skills Proven ability to read, comprehend and
apply information from technical manuals and other reference
materials Ability to make informed recommendations in situations
where data sets may be incomplete Ability to balance multiple
stakeholder requirements Able to interpret how the organizational
goals and strategy translate into service or departmental activity
Strong Microsoft Excel skills and ability to manipulate large
amounts of data accurately using different spreadsheet formats

position: 100,000.00 – 110,000.00 USD per year This range is an
estimate and actual compensation may differ. Final compensation
packages are determined by various considerations including but not
limited to candidate qualifications, location, market conditions,
